Finding the right home is one of the most important decisions a person living with disability can make. At Iconic Care Group, we understand that a safe, purpose-built environment isn’t just about bricks and mortar — it’s about independence, dignity, and the freedom to live life on your own terms. As a registered NDIS provider based in Campbelltown, NSW, we offer Specialist Disability Accommodation (SDA) designed to meet the needs of eligible NDIS participants across Western Sydney and beyond.
Whether you’re a participant, a family member, or a support coordinator exploring NDIS housing options, our dedicated team is here to guide you every step of the way — from understanding your eligibility right through to settling into your new home.
What Is NDIS Specialist Disability Accommodation (SDA)?
Specialist Disability Accommodation (SDA) is a category of NDIS-funded housing specifically designed for people who have an extreme functional impairment or very high support needs. Unlike standard rental or social housing, SDA homes are purpose-built or significantly modified to incorporate specialist design features that enable participants to live more safely and independently.
SDA is a separate funding line within an NDIS plan, which means it sits alongside — not within — your Supported Independent Living (SIL) or core support budget. The NDIS pays SDA funding directly to registered SDA providers like Iconic Care Group, making quality disability accommodation genuinely accessible for eligible participants.
It’s important to understand that SDA is not available to every NDIS participant — it’s a targeted support for those with the most complex needs. However, if you or your loved one meets the eligibility criteria, SDA housing can be life-changing, offering a level of safety, accessibility, and specialised design that simply cannot be found in the general housing market.
Who Is Eligible for SDA Funding?
To qualify for SDA funding through the NDIS, a participant must have an extreme functional impairment or very high support needs that cannot be met through mainstream or modified housing. The National Disability Insurance Scheme (NDIS) looks at how a person’s disability affects their ability to move around, care for themselves, and live safely within a standard home environment.
Common conditions for which participants receive SDA funding include spinal cord injuries, acquired brain injury (ABI), motor neurone disease (MND), multiple sclerosis (MS), cerebral palsy, and other neurological conditions that significantly impact physical function. Psychosocial disabilities with very high and complex support needs may also be considered.
The NDIS typically requires the following evidence before approving SDA funding:
- A comprehensive Housing Assessment Report prepared by an Occupational Therapist (OT), funded through the Improved Daily Living budget (up to 20 hours)
- Supporting documentation from a GP, psychologist, or allied health professional confirming the participant’s clinical need for specialist housing
- A Housing Solutions Report from a Support Coordinator that outlines why standard housing options are not appropriate and provides a clear transition plan
- Evidence that the SDA support is reasonable and necessary relative to the participant’s goals and overall NDIS plan
SDA Design Categories: Finding the Right Home for Your Needs
The NDIS has established four SDA Design Categories, each tailored to a different level of functional need. Understanding which category suits you is an important part of the SDA application process. Your Occupational Therapist will recommend the most appropriate category based on a thorough assessment of your support requirements.
1. Improved Liveability
Improved Liveability SDA homes are designed for participants with sensory, intellectual, or cognitive impairment. These homes feature a ‘reasonable’ level of physical access — including wider doorways, better lighting, and layouts that make navigation easier — without the heavy physical modifications required by higher categories. This category suits participants who need a more functional and liveable environment but do not require ceiling hoists or similar complex supports.
2. Fully Accessible
Fully Accessible SDA homes are built for participants who experience significant physical impairment and require a high level of physical access throughout their home. These properties include wheelchair-accessible bathrooms with roll-in showers, accessible kitchens, wider corridors and doorways, step-free entry and external areas, and accessible car parking. This category is particularly suitable for participants who use a manual or powered wheelchair as their primary means of mobility.
3. High Physical Support
High Physical Support SDA homes represent the most complex end of the disability accommodation spectrum. These purpose-built properties are equipped with ceiling hoist systems throughout the home, reinforced walls and structural supports for equipment, assistive and communication technology integration, emergency power solutions, and climate control systems. They are designed for participants with very high physical support needs — such as those with high-level spinal cord injuries or progressive neurological conditions — who require around-the-clock physical assistance.
4. Robust
Robust SDA homes are built for participants whose behaviour may present a risk to themselves, others, or the property. These homes incorporate impact-resistant materials, secure retreat areas for both participants and support workers, reinforced fixtures and fittings, and layouts designed to reduce environmental triggers. The Robust category is often appropriate for participants with a psychosocial disability, acquired brain injury with associated behaviours of concern, or autism with high support needs.
What's the Difference Between SDA and SIL?
SDA vs SIL:
SDA (Specialist Disability Accommodation) = physical home/dwelling (bricks and mortar).
SIL (Supported Independent Living) = day-to-day support services provided inside the home.
Funding coverage:
SDA funding: Covers the cost of living in purpose-built disability accommodation, including participant’s reasonable rent contribution.
SIL funding: Covers staffing costs for support workers who assist with daily tasks (personal care, meals, medication).
Simultaneous support:
Participants can receive both SDA and SIL funding at the same time.
Most SDA residents also have SIL supports in place.
Separate funding lines:
SDA and SIL are distinct NDIS funding lines, each requiring its own approval process.
Support from Iconic Care Group:
Helps participants navigate both SDA and SIL pathways.
Ensures housing and support arrangements work seamlessly together.

During your planning meeting, you need to explain to your planner why SDA is reasonable and necessary to your or your loved one’s individual situation. Feel free to reach out to our support team at Iconic Care for any advice and questions you may have surrounding the process.
Find out what vacancies we have in our accommodation options that are suitable for you by getting in touch with us online, by phone, or in person. We’d love to sit down with you and outline a plan to achieve your goals.
Once you have the required reports from the OT and GP or Psychologist, you can get in touch with Iconic Care over the phone or in person so we can assess your suitability and develop a plan for your SDA. Once we have a tentative offer of housing, the Support Coordination Housing Solutions Report is prepared and all the documentation and supporting evidence is sent to the NDIS. Iconic Care will also submit an SDA quote and a Roster of Care to the NDIS.
It is then up to the SDA team to assess all evidence and determine whether you are a suitable candidate for the SDA funding; this can take between a few weeks and several months to process.
There are many factors that the NDIS considers before deciding on your available funding for SDA. The support service needs to be reasonable and necessary to help you achieve your goals, purpose, and aspirations.
The funding of SDA assistance is for participants who have high-level functional impairments or high support needs. You can be eligible if, upon assessment, it is deemed the most appropriate level of support among the available options. Arrange a planning meeting with us and we can talk through what supports you need in and around the home and determine whether this is a support you will benefit from.
